There is a lease commencement date, a rent obligation that starts whether or not the space is ready, and usually a landlord whose approval is required before anything is touched. The constraint is rarely what to build. It is how to build it inside a fixed date and an occupied building.

Walkthrough and scope

We walk the space with you and, where relevant, your broker or landlord, and establish what the build requires and what the lease and building rules will allow.

Drawings and pricing

Construction documents are developed and priced against a defined scope, so the number can be compared against a tenant improvement allowance line by line.

Landlord and jurisdiction approval

We work through landlord approval and building department plan check in parallel where possible, since these are usually the two things that determine whether the opening date holds.

Construction

Work is sequenced around the building's rules on hours, access, freight and noise, and around adjacent tenants who are still trading.

Inspections and sign-off

Building, fire and, where applicable, health department inspections are coordinated through to certificate of occupancy or final sign-off.

Turnover

We hand over the completed space along with close-out documentation, warranties and as-built information.

Building around an operating business

Most commercial work we do happens in buildings that never fully close. Adjacent suites are occupied, there are rules about when noisy work can happen, freight elevator time has to be booked, and the parking structure cannot be blocked during business hours.

None of that changes what gets built. It changes how the schedule is constructed. Demolition and other high-noise work gets planned into permitted windows, deliveries are staged around building access rules, and the trades are sequenced so that a restricted window is never the thing that idles the whole crew.

The same applies to the approval path. Landlord approval and municipal plan check are frequently the longest items on a commercial schedule and they are largely outside a contractor's control. We start both as early as the drawings allow and keep you informed on where each one stands, because a date that depends on an approval nobody has chased is not a date.

Do you work within a tenant improvement allowance?

Yes, and we price against a defined scope so the quote can be compared to the allowance line by line. Where the scope exceeds the allowance we identify that early rather than at the end, so you can make decisions while there is still time to adjust.

Can you work outside business hours?

Yes. Many of our commercial projects involve evening or weekend work, either because the building requires it or because the tenant needs to keep trading. We plan those windows into the schedule from the start rather than treating them as an exception.

Do you handle landlord approvals and building department submissions?

Yes. We prepare and submit the documentation both require and manage the process through approval. These two items are usually the longest lead on a commercial project, so we start them as early as the drawings allow.
