A kitchen remodel is the most technically demanding room in most homes. It touches plumbing, electrical, gas, ventilation, cabinetry, stone and finish carpentry, and every one of those trades has to arrive in the right order for the result to look effortless. When they don't, you get the telltale signs: filler strips covering a cabinet run that didn't fit, an island that blocks the dishwasher door, outlets landing in the middle of a backsplash slab.

The Oak Development has been building kitchens across Los Angeles and Ventura Counties for more than 30 years. We work as a single accountable contractor, which means the cabinet maker, the stone fabricator, the plumber and the electrician are all sequenced by the same project manager rather than each waiting on somebody else's schedule.

Every kitchen we build is fully permitted and inspected. We are licensed, bonded and insured under California license #1094201, and we pull permits in the homeowner's jurisdiction as a matter of course, not as an upsell.

What the work includes

Every project is scoped in writing before it begins. The items below are the elements we most commonly deliver on kitchen remodeling projects.

Layout and space planning

Reworking work triangles, island placement, walkways and sightlines before anything is ordered, including wall removal where the structure allows it.

Custom and semi-custom cabinetry

Full-height cabinetry, integrated appliance panels, interior organization and finish carpentry scribed to the actual walls of your home.

Countertops and stone

Templating, fabrication and installation of natural stone, engineered quartz and porcelain, including waterfall edges, full-height backsplashes and mitered returns.

Plumbing and gas

Relocating supply and waste lines, gas runs for ranges and cooktops, pot fillers, filtration and instant-hot systems, all to current code.

Electrical and lighting

Dedicated appliance circuits, under-cabinet and in-cabinet lighting, recessed and decorative fixtures, and outlet placement planned around the finished surfaces.

Ventilation

Correctly sized hood systems with genuine exterior ducting, including make-up air where the appliance specification and code require it.

Flooring and tile

Substrate preparation, waterproofing where needed, and installation of tile, hardwood and engineered flooring with transitions to adjoining rooms.

Finishes and final fit

Paint, trim, hardware, appliance installation, and a punch walkthrough before we consider the job closed.

Consultation and site visit

We walk the existing kitchen with you, take measurements, and talk through how you actually use the room, where it fails you today, and what you want it to do. This visit is free and carries no obligation.

Design and scope

We develop the layout, elevations and a written scope of work, and settle materials and appliance selections. You see exactly what is and is not included before anything is signed.

Permits and pre-construction

We submit drawings and pull the permits required by your city or county, order long-lead items such as cabinetry and appliances, and build the construction schedule around those lead times.

Demolition and rough-in

Protection goes down, demolition happens, and the plumbing, gas, electrical and framing changes are completed and signed off by the inspector before anything is closed up.

Installation and finishes

Cabinetry is set, stone is templated and installed, then tile, flooring, paint, fixtures and appliances follow in sequence.

Walkthrough and close-out

We walk the finished kitchen with you, build a punch list, complete it, and hand over warranty and appliance documentation.

What separates a kitchen that lasts

The parts of a kitchen remodel that fail first are almost never the parts you can see on day one. Cabinet boxes built from thin substrate sag under stone. Undersized ventilation leaves grease on the ceiling. Waterproofing skipped behind a backsplash shows up as a stain in the room on the other side of the wall two winters later.

We specify the concealed work to the same standard as the visible work, because the concealed work is what determines whether the kitchen still looks right in a decade. That includes proper blocking for heavy uppers, correctly sized circuits for modern appliance loads, and real exterior ducting for hoods rather than a recirculating shortcut.

It also means being straightforward about sequence and timing. Cabinetry and stone have genuine lead times, and a schedule that ignores them is a schedule that slips. We build those lead times into the plan from the start so the dates we give you are dates we can hold.

Common questions

How long does a kitchen remodel take?

It depends heavily on scope and on appliance and cabinetry lead times. A straightforward refit with the layout unchanged moves considerably faster than a remodel that relocates plumbing or removes a wall. We give you a schedule in writing before work starts, built around the actual lead times of the items you have selected, and we tell you up front which items drive the critical path.

Do I need a permit to remodel my kitchen?

In most Los Angeles and Ventura County jurisdictions, yes, once the work involves plumbing, gas, electrical or structural changes. Cosmetic-only work such as paint may not. We handle permit submission and coordinate inspections as part of the project rather than leaving it to the homeowner.

Can I stay in the house during the remodel?

Most clients do. The kitchen itself will be unusable for the bulk of the schedule, so we talk through a temporary kitchen setup during planning. We use dust protection and containment on every job and keep the working area confined as much as the scope allows.

Do you work with my own designer or architect?

Yes. We regularly build from drawings produced by outside designers and architects, and we can also handle design in-house if you would rather work with a single team. Either way the construction scope is documented in writing before we start.
