We specify the assembly appropriate to your roof pitch, exposure and fire zone, and provide a written scope that states the material, the underlayment and the flashing work included.
We pull the permit where required and schedule the work around weather windows, since a tear-off commits the house to being open for a period.
The existing covering comes off and the deck is inspected. Damaged sheathing is replaced. This is the point at which hidden problems surface, and we show them to you rather than covering them.
New underlayment goes down and flashings are installed or replaced. This layer, not the visible roofing, is what actually keeps water out.
The finished covering is installed, the site is cleaned including magnetic sweeping for fasteners, and the work is inspected and walked with you.
It is possible in some cases to install a new layer of shingle over an existing one. It is faster and cheaper, and we generally advise against it.
An overlay leaves whatever is wrong with the deck and the old underlayment in place, permanently and invisibly. It adds weight to the structure, it traps heat which shortens the life of the new material, and it makes future diagnosis of a leak considerably harder. It also often shortens or voids the manufacturer's warranty on the new material.
A full tear-off costs more and takes longer, and it is the only approach that lets anyone actually see the condition of the deck and the flashing details. Given how long a roof is expected to last, we think that visibility is worth paying for, and we will tell you when we think a repair rather than a replacement is the honest answer.
