ADU Rules & Eligibility

Does your ADU
need parking?

For most LA lots, no — between the city's own policy and the state's transit exemption, a required parking space is the exception now, not the default.

The direct answer

In most of Los Angeles, parking is not required for an ADU at all. That's not just the transit exemption doing the work — it's the baseline policy for the city. The transit exemption matters most for anyone checking whether their specific lot qualifies, or building outside the areas where the citywide waiver applies.

How the state transit exemption actually works

State law waives the ADU parking requirement if the unit sits within a half-mile of public transit — a bus stop or train station with fixed-route, fare-based service. That half-mile is measured as walking distance, not a straight line on a map, so it's worth actually checking the route to the nearest stop rather than eyeballing distance. In a transit-dense city like LA, this exemption alone covers the large majority of residential neighborhoods.

Other ways to qualify for the exemption

Transit proximity isn't the only path. Parking is also waived if the ADU is created through a garage conversion, along with several other state-level exemption categories. Between all of them, an LA homeowner needing to actually provide a parking space for their ADU is now a fairly narrow case.

How to check your specific lot

The city maintains a verification tool at adu.lacity.org where you can confirm your address's eligibility directly, rather than relying on a general rule of thumb.

What this means for your project

One less constraint on the design means more of the lot is actually available for the unit itself, rather than a mandated parking space. We check your specific address against the exemption criteria early, so the site plan is built around your lot's real requirements from the start.
